Apr 5, 2017 · Based on your past experiences, mind sharing with me how accurate SRX X-valuation is? I am interested in a unit (level 8-10, normal condition) that is valued by SRX at 625,000. List price on 99.co $690,000. Past transactions ard $525,000 (Level 2-4 unit + poor condition) - $700,000 (Level 12-15 unit + extremely good condition, no reno needed).

Jul 4, 2020 · SRX valuation is based on last few transaction regardless of the condition of the flats My 5 room hdb valuation has been “stagnant” on SRX due to only 2 transactions for past 6 months and so my SRX valuation has to be based on the numerous transactions of the “smaller” 5 room and 4 rooms instead of my floorsize to give its value.
Jun 6, 2021 · mine up to 15%, the difference was because SRX data is not updated and i am guessing they pull based on URA caveat, edge prop they are able to capture the most recent transaction up to a week ago (incl. those yet to lodge) and their methodology will revise your valuation based on direct cost comparison method from latest transaction.

Aug 23, 2020 · Valuation is subjective, so is not about accurate or not. It is just to give to give potential seller or buyer on what the market value is. As for the asking price, seller can ask for any amount they want, so is willing buyer willing seller concept, the amount can be transacted above or below SRX valuation.
Aug 2, 2020 · Those online valuation sites use certain algorithm/method to derive a valuation. They might not be "accurate" cos they simply base on your input on the address and the size. Eg, these sites will usually give wrong valuation for units with patio or roof terrace as these sites will just take the whole build in area as usable space.

Jul 4, 2020 · Base on experience, SRX and EdgeProp valuation not accurate. Off by more than 20k. Urban Zoom off by 17k. The valuation was a surprise to me, I expected it to be higher. Now appealing the results, although I'm not optimistic about getting a much higher valuation.
Jul 4, 2020 · I think before we even talk about valuation, your potential buyers will already know how much your unit worth based on the past transaction (probably in the last 1 or 2 quarters). If your neighbor @ 10th floor sold their unit at 500K. it will be tough for you to get something > 500K if your unit is @ 5th floor.
