SRX is not accurate at all it its an auto calculation base on nearby units (street, overall all the units) HDB values based on the district and room types. There are places where the 4 rooms sell higher than the 5 rooms within the same street, years just 3-4 years apart.

Jun 6, 2021 · It depends on the surrounding condos and transactions, if surrounding no condos and the condo poor sales, srx-x value and bank valuation will be quite off, if its cases like this, can call a higher price, when buyers buy, bankers will usually match valuation unless the buyer's credit rating is poor / the price is too ridiculous

  10. Apr 9, 2023 · Insufficient evidence to draw conclusions. Maybe if u provide the recent transacted units with similar attribute prices and/or SRX x-value, then we can analyse further. There is always a reason why some listings remain unsold for a long time. Seller is not serious or/and don’t have a realistic asking price. They will remain unsold.
