SRX is not accurate at all it its an auto calculation base on nearby units (street, overall all the units) HDB values based on the district and room types. There are places where the 4 rooms sell higher than the 5 rooms within the same street, years just 3-4 years apart.

Aug 23, 2020 · I'm not sure how accurate the x-value on srx is, but for example, the x value could be 650k and a seller asked for about 680k. If I offer at around the 680-690k range depending on the other bids from other buyers, I'm going to anticipate a 30-40k COV.

Aug 23, 2020 · Hi, When I applied for a HDB loan eligibility, I selected a 4room resale HDB. However, the approval letter states that it is for any flat type. Does that mean I can use that for a 5room resale HDB? Also, do I need to "redo" the intention to buy application on HDB website?
